I lived full time in the Chapala-Ajijic area for 7 years, and now Manzanillo area 4 years. During that time I provided information (health care, working papers, immigration, driving, cost of living, insurance, culture, divorce in Mexico, trusts vs direct deed,etc) to help people make the decision about whether the area was right for them, either full or part-time. Founding partner of a facilitation company for people thinking about relocating to the Lake Chapala area of Mexico. I am no longer involved in this company's activities. Question
I read your reply to Lee Hunt stating too many realtors. I agree with that. But being out of country buyer we almost have to deal with them. You can recommend the two realtors you trust to me if you like. That will help me cut through the chaff and would be greatly appreciated. We will be in your area house hunting Feb. 24th and have contacted about a dozen realtors. (Spread the wealth. Lol!) Thank you.

Hi Russell, Sorry for the delay answering, the AEx server has been down.

Having been flamed by a couple of the WONDERFUL real estate salespersons Lakeside, I cannot give out my 2 favourites on this site. If you are here late March I could meet you for a coffee and give those names. Just ask a question, I will not be available for the next few weeks.

A few things you should ask. NUMBER ONE, if you are looking west of Ajijic or close to Chapala, ask to see a copy of the land stability survey done by the University Of Guadalajara Centre for Social Sciences and Humanities, Department of Geography and Territory. Spanish title is CHARACTERIZACION DE LOS DESLIZAMIENTOS RAPIDOS Y RIESGOS EN LA VERTIENTE SUR DE LA SIERRA LAS VIGAS - EL TECUAN (LIMITE NOROTESTE DEL LAGO DE CHAPALA)

I will bet you any money the salespeople will say never heard of it, but the agent WILL have a copy locked away in the office. They all were at the same presentation I was at a couple of years ago. Most areas are safe, but there are some hotspots being developed on.

Also be sure you understand about the closing costs, capital gains exemption, Ejido land, manifest of construction and the finiquito.

The finiquito guarantees that you will not be stuck paying for IMSS (medical insurance) for the workers building your house. Several reputable contractors here are behind in payments and many new homeowners have been presented with IMSS bills for up to $5,000USD months after moving into their homes.

You might also like to pick up a copy of Head for Mexico, The Renegade Guide by Don Adams. Lots of good info plus our story.

Lastly as the salesperson puts his arm around you and says he hopes you'll become a neighbour, ask to see his home and if he rents long term or owns.

Yes I am very cynical.
