Question
I received an offer of $75/acre 3/16 for 3 years on the following 10 net mineral acres in Okfuskee County.  

SECTION 12 OF TOWNSHIP 11 NORTH, RANGE 07 EAST OF OKFUSKEE COUNTY, OKLAHOMA:  NE/4 & NW/4 NE/4

It was the first offer, and I have not negotiated.  3/16 seems within a normal range but $75 seems low.  Is there anything else I should ask in submitting a counter?  Horizontal rights?  Would $100 be realistic, and $125 high or even unrealistic?  Should I ask for more than 3/16 in my first counter?  Thanks in advance.

yes, you should attempt to counter for a better offer. If you would like for me to see if some of the companies that I work with are interested in making an offer, I will be happy to do so.

However, responding to your specific questions, please note:
1) I do not think $125/acre is unreasonable and would ask for it;
2) I do think 3/16ths is reasonable -
3) Because you only have 10 acres, you will not have the negotiating leverage that a large property owner will have.
