Is there an option to cancel a lease you've just recently signed?  My neighbor is a very kind man but didn't really understand oil and gas exploration when he signed a lease yesterday that he now wishes he hadn't.

Dear ALAN:

Generally, no. Unless there is a specific state law covering "buyer's remorse", failure of consideration, an actual misrepresentation in the leasing process, something that points to a "no contract" situation etc. the lease is probably valid.

How was your neighbor harmed? might be the question.
