Oil/Gas - lease for oil

Expert: Laura M. FitzGerald, CPL - 6/25/2009

Question
I received a request to lease mineral rights on the West half (W/2, Block D,
H&TC Survey in Stonewall Co. TX. The terms are: $50. / net mineral acre
bonus, i/8 royalty for a 5 year paid up lease. I own the mineral rights for a
section on land and in the mid 1900 oil was found on the East side. The wells
are no longer producing.  After researching on the internet, I turned down
the lease. The Land man has called back but I'm not sure what all to ask for.

I'm going to ask for a vertical and horizontal Pugh clause and limit it to gas
and oil.
I read to delete the Mother Hubbard Clause and the warranty of title???
How can I find out if other oil companies are drilling in the area. We live a
long way from there.
Any help you can give is very welcome.  Thank you.  Judy

Answer
I can check numerous reports I receive to see who is operating in the area you own property in.  I will be happy to do this for you.

Also, you did not mention how many net acres you own in the property.  I also need this information.

If you would like for me to assist you with this, please call my office at 318-219-2464.  If I am unavailable, you can speak with Amy Lewis and she can obtain the information so that I can research the area you own property in.

I will be happy to advise you of the activity in your area without any fees.  Helping people is my reward.
