Just received offer for mineral rights (8.88889 net mineral acre) NW/4 of section 25, Township 6 south, Range 7 E, Bryan county, OK. For $550.00 per net mineral acre for a 3 year lease with 3/16 royalty to LEASE similar mineral interest. Is this a fair offer? Thanks for your help

Lease prices are based on the value perceived by the lessee, as well as how much potential competition there may be from other lessees. In early 2012 that offer would have been pretty low in my opinion. Maybe not so much now however, as activity has decreased somewhat since then. I'd also be concerned about other lease terms besides the bonus. I'd include a depth clause for instance, which would limit their rights to the deepest depth drilled during the primary term. If they wanted to later drill a deeper well, they'd need to lease those deeper rights from you at that time. Without a depth limitation they wouldn't have to lease you again to drill deeper.

The Oklahoma Corporation Commission is the oil and gas regulatory body for the state of Oklahoma, and on their website you can find a wealth of information about what's going on in the area where your mineral rights are located. You can search for production, completion reports, pooling orders and applications, and other things that the Commission regulates. You can search their oil and gas database from THIS page.
