Oil/Gas/Lease off for mineral interest


I have mineral interests in Section 34 T14N-10-E, Creek County, Oklahoma. I have been made an offer of $150. per acre for 13.3333nma= $2000. for a 3 year lease with a 2 year option @ $150 an acre and providing 3/16th royalty.  This is from Mark Woods Oil & Gas Properties, Inc., Warr Acres, OK.

I have no idea whether this is a good offer or not, or which option might be the best if the offer is accepted.  Would you provide some insight into this...this is the first time I have had an offer, altho I have rights on three different properties in Oklahoma.

I don't know what the offers are in this particular area of Creek County, OK, and I would suggest that if you know anyone with land close by that you contact them to see what their offers are, just so you will have an idea. Also, on the internet there are usually groups who have joined, who own property in the same area so they can keep each other informed.  I would suggest you google this and see what comes up.  

If this is the first offer that was made to you by Mark Woods, I would recommend that you try to counter with higher terms, such as:  $200/acre, for a 3-year lease w/a 2-year option at $200/acre, and a 1/5th royalty.

Then, see what they come back and say.

I always try to counter the first offer assuming their best offer is not going to be the first offer.
