I disagree with the above. They won't drill on your property if you make it too onerous on them. Read the option carefully- they will have a lease attached that provides for the drilling and royalties. Give them 2 years on the option, 3 years on the lease and the option to extend. The lease bonus now will pale in comparison to what you can make if they make a well. Also make sure that they repair and maintain roads and gates and fences. Chances are you'll get new roads on your property. They are not the enemy and they'll be glad to work with you if you work with them, not against them.

I require a section, township and range for any land not in Texas. I require a survey name and an abstract number if the lands are in Texas.
