Painting & Wallpapering - question about painting bathroom

Expert: James Hall - 2/20/2005

Question
Thank you so much for taking the time to read my question.  We purchased our home about 2 yrs ago. Before we bought it,  I noticed streaking on the bathroom walls apparently from moisture collecting on the wall during showering.  There was no exhaust fan in that area of the bathroom...only on in the small "closet" where the toilet sits.  We installed an exhaust fan directly over the shower stall which helped somewhat but not totally.  Because the room is painted a very dark color,  the markings on the wall are quite obvious to the naked eye.  We will be relocating soon and I want to address the problem on this wall as I don't want perspective buyers to think we have a roof or moisture problem.  We have some of the paint and I can paint over the wall but am fearful that the paint will not "take" and I will end up with a wall that looks even worse.  Is there something I could used to clean the wall that might remove the streaking?  I have considered just painting that wall white instead of the dark color.  What would your suggestion be to take care of it as easily as possible?
thanks again

Answer
Jane,
If you have water marks in your paint, you must re-paint. You must, however, use a stain blocking primer first to kill the stains. I like Zinsser Bullseye 123 latex primer, but Kilz 2 latex also works. Both are water based. Just coat the stains well, then you shoul be able to touch up the areas if you have the same paint. If it is obvious that you touched up, you may have to paint that section of wall corner to corner.
