Question I WANT TO REPLACE HOT WATER TANK IN MY MOM'S HOUSE. HAD LOWES SEND A INSTALLER TO GIVE ME QUOTE. HE SAID NEW REGULATIONS IN ORANGE COUNTY CA. REQUIRE A GRAVITY FED DRAIN LINE FROM THE PRESSURE RELIEF VALVE TO OUTSIDE THE HOUSE. THE HOUSE IS ON A CONCRETE SLAB. THEN HE SAID HE COULD USE A WELLES P210 VALVE INSTEAD IT WOULD COST ANOTHER $675.00 INSTALLED. IS IT LEGAL TO RUN A LINE DOWN TO THE PAN WITH A PUMP TO
CLEAR ANY WATER? WHAT IS THIS VALVE HE IS TALKING ABOUT?
Answer Hi Victor,
The valve is a "Watts 210 Gas safety valve" The valve costs about $200 by itself, but $675 is a bit strong for the installation. It's function is to turn off the gas to the water heater if the thermostat malfunctions. It takes the place of the relief valve which would relieve the pressure if that happened. The TPRV is designed to blow off pressure at 150 PSI or 210 degrees of heat. You do not want that blowing into a 2 inch deep pan. It is against code to drain a TPRV to a catch pan for this reason.
