I have worked in Electrical Engineering for 27 years in power distribution, but I am a handy homeowner more than anything else and have a lot of skills when it comes to home repairs. Bathroom remodeling, flooring, painting, reconditioning old wood items, plumbing, car repairs and troubleshooting most problems. Experience
My greatest accomplishment was finishing my first bathroom upgrades in my first home which helped me to sell my home is less than 3 days by myself with a For Sale By Owner sign and no more. Plus I got $10,000 more for it in just 4 years of owning it, now that is great equity.

Question
The shower delivers enough hot water, but when using the bath, hot water flows briefly, then turns lukewarm. Can this be fixed? I removed the faceplate and there is a small screw on the left hand side. Turning that did not effect the water temp. Is there something else to try?

Hey Cheryl,
Does this happen anywhere else in the house is my first question to you?  Or is it just in the tub that this is happening?  Well, all I can do with this information is to share some sites with you that may better help you to figure this one out, OK!  But it could be that your hot water heater needs to be turned up to accomodate the tub or your heater is too small???  And when was the last time you serviced your heater???
