Plumbing in the Home - Water Pressure Regulator - Fire Sprinkler

Expert: speedball1 - 7/21/2004

Question
Hi Speedball, last week my water pressure at home came to a stop/drip.  The water company came out and pointed to a faulty sprinkler regulator.  To remedy the problem he asked me to open the top half and simply remove the spring inside.  It worked, but now I need to replace the unit or fix the internal valve and rubber washer.  Sine we bought our house, the water pressure indoor and outdoor has been weak despite the guage reading normal.  My question is, can I increase the water pressure that's being regulated by this fire sprinkler regulator by simply replacing the internal value and rubber bushing?  Or, do I have to replace the entire regulator unit to a bigger one.

Thanks in advance.

Answer
Hi Hank,    What is the street pressure entering the house?  Do you have a house pressure regulating valve or just a fire sprinkler regulator?  Let's do a little analyzing.  Shut off the sprinkler branch and test the house pressure now.  The average house pressure should be between 40 and 50 PSI. To help you any more I will have to know the brand and model # of the fire sprinkler regulator so I can pull up the the tech skinny on it.   While fire sprinklers are a seperate trade in my area, house water pressure is mine.  Let me work on getting pressure to your house and after that I'll address the sprinkler system.  Give me ALL the information that you have on BOTH systems.  Regards, Tom
