Can you please explain what an h06 policy means. There is some new condo association law for Maryland and in it is stating an h06 policy. Thank you for your time.
Answer Hello Lauren,
HO-6 is another name for a Condominium Unit Owners Policy. It's a policy that is in the Homeowners insurance family designed specifically for Condo unit owners. Because as a unit owner you actually own very little of the structure, if any, the primary coverage driver is your personal property. The policy typically includes a basic amount of Additions & Alterations coverage, designed to cover building type items you may be responsible for. Depending upon the laws in MD, that could range anywhere from nothing to everything inside the bare floors, walls and ceilings. It's important to know your State condo laws and also what your condominium documents specify regarding what is your responsibility and what is the association's responsibility to insure.
HO-6 is actually short for the industry standard form: HO 00 06.
