Question Hi,
My house is on a steep hill and I'm afraid its slowing slipping. The garage floor has warped pretty badly in the last couple of years. We moved in in 2005 and had the house fully inspected, and it got a clean bill of health with no mention or warning of possible slippage. We have a fairly basic State Farm home owner's insurance policy. No flood or earthquake at the moment. Would such a thing be covered by a standard home owner's policy, and if not, is there some type of insurance I can add to my current policy to protect me if it becomes a real problem?
Answer Hi Richard,
All home policies EXCLUDE earth movement that started on or off your property. Read the exclusions under section 1 of your policy.
If you had been carrying earthquake or flood and the slipping could be DIRECTLY attributed to
e'quake or flood, you would prabably have coverage with an extremely high deductible.
I am not aware of any company that sells earth movement coverage.
Since you already have suffered damage, I doubt if you could even purchase e'quake or flood
until after repairs. Even then, flood does NOT cover damage caused by surface run-off, but
damage when a stream overflows it's banks.
Since this home was inspected and given a clean bill of health approx 4 years ago, you may have
recourse against the inspection company. Read all your documents and talk to an attorney.
