Property & Casualty Insurance - home insurance for a duplex

Expert: Harold E. Long, LUTCF, CLU, ChFC, RFC, RHU, REBC, CIC - 8/12/2009

Question
My husband, my sister & I own a duplex.  My sister lives on one side of the home.  My husband & I live on the other side of the home.
Due to disagreements among the families, we would like separate homeowners policies, each policy covering half the value of the house.  Is this legal?  Do we have to list the other owner(s) on the home owners policies as Additionally Insured?

Answer
Hi Carol,

The first question is do you all three of your names appear on the deed?  Next, you cannot separate a policy, but you can see if the house can be deeded into two separate units, to be legally described as two separate residences, if yes, then once that is done you would each be responsible for purchasing your own coverage going forward.

I hope you find a resolve to your problem fast.

Sincerely,
Harold E. Long
