Question Hello,
My brother and I own a home together in Coamo,PR. Since I live in Nevada, I would like to transfer total ownership of the home to him.(he lives in San Juan) In the states, I understand that it could be done by a quit claim deed. Do you know what the process would be in PR? I am hoping we don't' need a lawyer.
Thanks,
Diana
Answer Hola, Diana.
I am not a lawyer, so the following is my personal opinion.
I am assuming there is no mortgage affecting the property. If there is a mortgage, call your bank and ask them for the correct procedure. If there are not debts on the property, anyway you will need a lawyer, as you need him to prepare a document for the Court to order the Register of the Property to make the change in their books. There could be other legal requirements. As your brother lives in San Juan, he would be able to find a lawyer to help you with all the procedure. If you would like a Realtor to help you with the process, including getting a lawyer and following up with him until the transaction is concluded, write to Nancy and Miguel Pagán at YourRealtorinPR@aol.com.
It is my pleasure to be of help.
Saludos desde Puerto Rico,
Nancy
