Radiant Floor Heating/Voyager Hot Water Heater maintenance

I had a Voyager SSVH Hot Water Heater installed in 2005. Ran fine until last year when began leaking, possibly at the condensation overflow drain, and we began periodically smelling gas  around the outside vent.
From having tankless on-demand heaters like the Aquastar and Paloma, I have learned that periodic maintenance of the unit (usually by operating the pressure relief valve) is necessary. What such maintenance should I be performing on the Voyager SSHV?
Thank you for your response.

Answer Munchkin Service
The HTP Voyager was one of the first of a new generation of combi space and water heating appliances manufactured in the US starting in 2005. The last of this type of unit was built in 1995 or so...I was there.

This unit was very competitive but must be maintained each and every year.

Here in Minneapolis we install and service many HTP boilers and water heating products including Munchkin, Contender, Voyager and the its updated replacement the VersaHydro. We replace clean heat exchangers, burners, ignitors and critical refractory elements that protect the heat exchanger from over-heating. Most important is finishing up with a combustion analysis and keeping this high efficiency condensing appliance burning cleanly.

Unfortunately we find many condensing boilers and Munchkins in particular, suffering from severe neglect. Though HTP-Munchkin does not offer factory training we use the skilled learned by attending other manufacturers training to properly service their equipment.

Operating the pressure relief valve is one of many items on our service list but just a start. If you are a trained professional I would be happy to share my experience in a more secure venue. Servicing condensing boilers or water heaters is a serious business and requires some training and tools rarely available to the layman. A novice can easily hurt himself and others without some professional help. This is not a DIY project.
