Hello Erica,

I've read some of your articles and replies to HOA questions and I wish to pose one to you.

Can you tell me, in an HOA of 54 units (townhomes) and inside garage spaces, would it decrease, increase or not change the value or attractiveness of our townhomes if we assigned one common area parking space to units which did not have driveways and let each unit use for whomever they wish coming to their home, or designate 5 to 10 spaces as guest parking and hire security company to enforce such? this latter option would cost 4 to 7 hundred month in an HOA of $75 monthly hoa dues.

That really depends on the parking situation right now.  I gather that you have some common area sopts.  What are the current restrictions on them?  

I would think that more parking per unit would be attractive to any potential buyers, but having enough visitor parking is also important.

As for a security company enforcing the parking...that usually doesn't work real well.  And in the end, a homeowner in the complex still has to be the one to call the tow company and have the cars towed.  And in my experience that leads to trouble.  We saw angry homeowners key board members' cars and try and sue us for damage done by the tow company.

Is there a current problem, or are you just trying to make it more attractive to the owners?  If it's just a matter of making it better I'd put it out to a vote!
