Subject: Seller backing out

Question
I have an contractual offer on house direct with owner and through escrow
company and ready to close with all docs in and deposits now seller doesn't
want to sell me the house with no reason and nothing in writing. Can he do this
without notice in writing one day before closing? What can I do?

Answer
Unfortunately the seller can cancel at any time for any reason.  They do need to notify you in writing that they are cancelling, but they can do that today and it will still be valid.  I would try talking to them, their agent, your agent...find out what happened and if anything can be done to salvage the transaction.
