Expertise My area of expertise is helping buyers and sellers with the purchase and sale of property. Specifically, I deal with mostly with the older homes in Denver Metro and Golden neighborhoods. The company I work for is called Nostalgic Homes. I have extensive knowledge of all of the neighborhoods in these areas and can make excellent recommendations to fit my buyer's lifestyle and needs, whether they are looking for an already established neighborhood, or are interested in obtaining property in an up and coming area. Since the majority of the homes that I help buyers with are dated between 1860-1945, there can be various expensive items that an agent should pay close attention to, besides the obvious cosmetics. While many older homes have already been updated throughout the years, it's important that I am able to bring to my buyer's attention plumbing, electrical, sewer line, roof, structural, and other major systems that may or may not be in good condition. This gives my buyers a much better sense of what kind of 'fix-ups' that will or will not be in store for them after they make their purchase.
When assisting my sellers, in any market place, but especially now, it's important that sellers understand and know what to expect. I do extensive current market research of the neighborhood and area to inform them of how many days they can expect their house to be on the market, the best price they can achieve, given the current condition of their property, any fix-ups they can do to help achieve a higher price, and instruct them on how to stage and prepare their home for the public so that they can achieve the best offer with the shortest days on the market.
Experience I have been investing in real estate since I was 25 years old and own several properties. I've lived in Denver proper for the last 20 years. I have held a certified real estate license for the last 8 years and have been selling real estate full time since.

Question QUESTION: I have a favorable Zillow "price" and a neighbor in foreclosure. Maybe it's the right time to sell as a combo? I know you're aggressive. What do you think?
ANSWER: First, Zillow is not always true 'market value'. I've seen the pendulum swing both directions after making a home assessment on my house and others. It depends largely on the type of neighborhoid whether you can get an accurate assessment of market value with that, and other similar sites. Second, what is your motivating factor to sell? Because your neighbor is in foreclosure? Or is there a zoning issue involved? I guess I need more info to answer that thouroughly.

QUESTION: The website asked me not to provide any identifying info, so I didn't. But I was hoping you'd recognize me. We've spoken many times about my situation near Helena's and currently between a new, huge condominium building that I hate and a now-in-foreclosure home on the other side. The zoning is R-3 and the situation might be right now, maybe.

Sorry I've never called you back. I tried to reach your next door neighbor for a few weeks and he never returned any of my messages. Unfortunately, the comparables are not looking favorable for you to sell your home and lot singularly, without your neighbor's also on the market. Developers are not filing for new permits on construction right now in your area, anyway, and may not be for a couple of more years. (I checked with the zoning dept. a few months ago when I was in.)
The foreclosure process can take several months. If your neighbor hasn't been making any payments, it could take up to a year to see his property come on the market as a foreclosure, depending on what lender is holding the note.
The best advice I can give you is to hold tight, if you can, and wait until you see the sign come up in his yard and give me a call. Frankly, this is the only option you are going to have to re-coup what your loan is worth and with any luck make a few extra bucks for a down payment for your next place. In other words, the value of your place has gone down considerably since we spoke a couple of years ago. Sorry to be the bearer of bad news.
