Question on a bank owned home should i offer more than the asking price or less.
Answer Jack,
There is no set answer as to what if your offer should be higher or lower than the asking price. For years banks use comparative market analysis to determine their list price and their bottom for the sales price. Unfortunately, too many people do not realize this aspect of the foreclosure or bank owned property.
Your offer should be based upon a comparative market analysis and adjusted for needed repairs, not cosmetic factors. A repair might be adding missing cabinets or a counter top. A cosmetic item is you don't care for the color of the walls - repainting is a cosmetic item.
