Hello,

My husband and I reside in CA and are considering purchasing our first property in Atlanta. We are firstime homebuyers and would like to use this as an investment property. Are we able to do this?

Certaily you may buy investment property(s)in GA or elsewhere whie residing in CA--but it's my understanding that to be considered a FIRST-TIME HOMEBUYER to qualify for ANY of the Federal,State,County or Municipalities' INCENTIVES one must not have owned a Home in the past 3-years and the home being purchased as a "FIRST -TIMER" must be purchased with the intent to move into it within 30 days and to use it as the PRIMARY RESIDENCE (Not a Rental Unit)

Downpayment Assistance, Subsidized Interest Rates, Special ownpayment Reductions AND the $8000 US Government pays to "FIRST-TIMERS" would be unavailable to you in the scenaro you've described as your "plan."

Some havebeen caught "cheating" on this matter before--and it's called FRAUD AGAINST THE GOVT: with up to $250,000 fine and/or 10 years in Leavenworth!

Sorry! Again, you can buy as an "Investor," but no incentives,lower "Loan-to-Value," higher "Interst Rates" and more "Loan & Closing Costs and Fees.
