Question
If I already have a mortgage can I still buy another house with my va loan or do I have to wait

Answer
Hi Mary,

VA allows you to have more than one loan at a time.  They don't allow you to buy investment properties with a VA loan, so the new home has to be an owner occupied loan.  

VA has what is known as a "certificate of eligibility".  The lender you work with for the new loan will request this certificate from the VA.  If you already have a VA loan outstanding, the eligibility will be reduced by a factor of that current loan.  So, depending on the balances of the current loan and the requested loan, you may or may not be able to finance your desired purchase.
