Real Estate Home Mortgages - Real estate investing

Expert: David Garcia - 2/15/2005

Question
I have started to conduct some real estate investing.  I have bought 3 homes now and am doing minor rehabbing on them.  Basic carpeting, painting, etc.  I am fixing them up relatively quickly and am selling them within 60 days.  Am I at any risk with lenders by selling the homes so quickly and not holding on to them for a certain period of time?

Answer

There are many lenders that require seasoning of a property before they will finance its purchase. You need to look hard to find non-seasoning lenders they are still out there you just need to look for them.

From what you told me, it seems you have been using lenders that have no seasoning requirements. The strategy you're using
is very safe & profitable if you sell the home fast.
