would need to know your fio score. second is down payment all from landlord?.would you know how much rent for your home is compared to average rent in your area.how much of a mortgage are you going for? are you a w2 emplye. why range on income?

 As a nurse my income ranges because some days I work 8 hours then some days I work 9 or 10 hrs. per day. some times I work 6 days a week some

yes, the only down payment is from landlord. The rent is within the same range as the other houses in the neighborhood. Our house is the only ranch that is brick on our block. I hope to ask  for a mortgage for $250,000. I have sent off for my credit report and fica sores.

Also, after buying a car 2 years ago, I found out the loan for the car was put in my husbands name and not mine. I am making the payments on the car and have been since buying it. Of course it is not on my credit report. How does this affect my credit and can I get this changed. I make all the payments on time. My only credit I have are 2 credit cards and my car.

you have enough credit. won't worry about other loan if you add in now could cost you points. you could get a 100% loan. intrest would count on your score. as far as landlord giving you  down payment need a lender who does not source down payment. not all lenders will count rent credit less than average rent paid for home. generally if rents are 1000 a month and you pay 1200 then 200 could count toward down payment.
