Question Hello Dever,
Recently, I have purchased a single family house and rent it out street level basement apartment to someone. First few month everything was going fine but starting from this month he is giving me hard time with the rent. He is telling me that he would not pay the rent until I fix the damage ceiling that had caused from the swivel line clogged after he had moved into that apartment. Please tell me what can I do in this situation. I'm a first home buyer didn't have no idea about basement rental.

Answer A basement rental is the same as any rental situation. The tenant cannot with hold rent under any circumstance. The rent must be paid. A tenant's remedy for withholding requires that they escrow the funds with a Court of law until necessary repairs are made. Repairs that will qualify for escrow are determined by state statute.
Post a three day eviction notice on the door of the unit and begin the eviction process immediately. You must be firm and hold to your guns when it comes to timeliness of rent payments.
