Real Estate Law (esp. Landlord-Tenant) - Eviction

Expert: Jonathan Dever, Esq - 7/4/2008

Question
I have filed with the courts for "formal" eviction.  Not sure when tenants will be served.  My court date is 07/17/08.  While waiting, I posted a sign in MY FRONT YARD that read "EVICTION IN PROCESS".  Of course the sign has been removed by the tenants.  Am I in legal rights to do this, and if so, what recourse do I have to post the sign again?  They haven't paid a dime in 60 days, bounced the 1st months rent, and put a stop payment on the 2nd months rent.  I don't think a little embarrassment for these people is too much to ask, not to mention, they've had 31 previous addresses.  I don't think I'm the 1st to be scammed by them.  Thank you in advance for your help

Answer
What is the point of the sign, other than you are mad at them?  Simple question for you... if they had 31 previous addresses, why in the world did you rent to them?  You knew you were going to be the 32nd landlord they were going to stick it to!

Tell you what, go over to this site: www.attorneyslandlordingkit.com.  Buy the kit.  It is only $49 bucks and it will save you headaches in the future.  In addition, sign up for the free emails, there are many in there that tell you how to collect from deadbeats and how to spot them in advance.

Stop being nice to people and giving them a 32nd chance!  You are in the housing business.  Remember I said business!  Keep focused on what you want, take your generous heart out of the equation when making rental decisions, and you will not have to worry about putting up a sign in the future.  Good luck to you!
