Question
I purchased a quad (4 units) June 3.  Rent is due 1st of the month with a 5 day grace period.  I received rent from 2 tenants.  The other 2 have not paid.  The lease states they have 15 days from 5th to pay their rent, with late fee of $50.00 per unit.  I have still not received any rent from these 2 tenants so must I wait until the 20th to send them an eviction notice or can I do it now?  
Also, one of the "late" tenants has a boy friend in the same building who is supposed to leave August 31.  He plans to move in with her which I dont want.  Can I legally prevent this, and if she still hasnt paid her rent, continue the eviction?  I wish to turn this building into a non-smoking facility so as 2 tenants leases expire end August, is this grounds to evict the other 2 who are both late in paying their rents.  If I accept their late fees, will that void my opportunity to evict them?

It sounds as though your lease is very lenient!  Why do they have 20 whole days to be late?  If they are late on the 5th, then post the 3 day notice.  

I would send around a letter saying that you are the new owner and attach the new lease.  Require them to sign their new lease or give them 30 days to vacate.  One my site, www.deverlaw.com, there is a landlord plan which includes unlimited support and access to many forms which you will need to accomplish this.

You are the new owner, make sure they know it and do not let them take advantage of you, especially from the very first month.
