Question I am an Ohio landlord. My question is if my tenants (2) decide to move in an additional roommate, can I increase the month-to-month rent, since the original lease signed stated that the rent was for 2 people. If so, what is a reasonable percentage? Right now the rent is only $700.
Answer Would you increase the rent for a new tenant? Do you have different rental rates for different units that are otherwise the same? If there is another person moving in without your permission, simply tell the tenants that it is not permissible to have more than two in the unit. If you do permit it in other units, then you could have a problem. Be consistent. Some areas have maximum occupancy rules, but those are local.
