Question
I'm considering bankruptcy. I have an occupied rental row house in Baltimore, md. If either I give it away as deed in liu or release it at bankruptcy, do I have to give the tenant notice that this is about to happen or is it ok to let the bank let them know the house has been taken over? They h

Answer
Technically you do not ahve to tell the tenants anything.  Actually, I would not tell them a thing, otherwise they will rebel and not pay their rent.

As an aside, bankruptcy may not be the only solution to your situation.  Often you can avoid it with a simple understanding of debt and having an informed, advocate negotiate with your creditors.
