Real Estate Law (esp. Landlord-Tenant) - landlord overlap lease to different tenants

Expert: Michelle Mangen - 5/6/2009

Question
I and 5 other girls signed a 12 month lease stating we have the house from June 1st to the end of May the following year. We were just notified that the current tenants that live leased the house until the end of June. What are the legalities of this situation? 3 of us need to move in June 1st and our landlord is saying "we can work it out" by sharing rooms or taking whatever rooms the current residents won't be using. Can we ask for a compensation? Isn't he breaking the lease? What are his consequences?
Thanks!

Answer
Jessica:

I have never heard of this happening before. Therefore, I am not sure what the legalities are or what consequences he may be faced with.

I would say work out with him as best as you can and if necessary ask if you can break the lease so you can rent an apartment somewhere else.
