Subject: Local and Out of State Advertising for Northern Nev. Property

Question
I understand that you are located in the Las Vegas area, but I would like your advice on selling a home in northern Nevada.  I have a custom home for sale in the Carson Valley-Foothills area, near Kingsbury Grade, just south of Genoa.  I have a web site, www.Sierra-OceanVistas.com, that has both this property and a vacation rental on it.
  
My agreement with a discount broker lists the property on Northern Nevada MLS but allows me to sell also as owner if needed, since this broker has no office in Northern Nevada.  

I have been in contact with several other local brokers and am offering 3% commission to a buyer's broker, but I am only getting 1-2 showings per month.

The property is a Tahoe-style 3BR + Office/BR, 3 Bath custom home on a 1.0 acre property. It has a great Sierra views, professional landscaping, and is sited on a beautiful  year-round creek. It has easy access to Heavenly Valley skiing and Lake Tahoe recreation (15-30 min. drive), without the heavy winter snow that the Lake gets.

As a result, I have the house "staged" and it shows very well.  I have sold several properties in California, some without a broker, so I handle the broker inquiries to show the property.  I may need to do advertising locally, but the "Homes and Land" types of ads are pretty expensive.  

I feel the property priced similar to comparable homes for sale in the area, although there are many properties available in the lower valley for a lower price.  But I think that I am just not getting enough traffic to find a suitable buyer.

I have not had a lot of showings since listing it last summer and feel the need to stimulate more interest.  I think I need more advertising to increase the visibility of the property, both locally, and out of state.  

I am considering placing ads in local weekly newspapers, appealing to retiree's or families considering relocation that would be attracted to this pretty area.  I would be emphasizing a mountain-style home with skiing and Lake Tahoe activities, in California areas such as Lake Tahoe, Marin County, Carmel, Torry Pines, Santa Barbara, La Jolla, etc.

I need to position the property to sell this spring or summer at the latest as I am completing a new home to move into in February.

Do you have any specific advice on strategies for advertising, increasing visibility with local brokers or other methods of attracting interest?  

Do you have experience with high income out of state areas that I should consider for advertising?  

How can I find out the effectiveness of ads before committing to large expenses for a given publication?

Are small "teaser" ads with a web site effective?

How effective is reducing the price in generating more interest?  If I do so, I may incur a loss on the property, but if I need to, what is the most effective way to use that  to get more visibility?

I would appreciate any other suggestions that you may have.

I hate to do this to you but I can't answer your question since you are under agreement with another agent and I could lose my license even if you are not in my market. I have to be very careful here. He has tools for you to use. If your situation changes, please let me know.
