Hello,
 My wife and I need to sell our home and after trying one of those discount listing agents we decided to interview several agents and pick a full service agency based on their presentation to us.  Well it has been over three months now and we have not even had an offer...however we have had 2-3 showings per week.  My wife keeps the place immaculate and that is reflected in the feedback we have been given.  Our frustration is this.  We were very clear with the listing agents what our situation is financially in that we cannot afford to to drop our price much more than we already have, which comparably is lower than others in the area.  So our main concern is that we do not feel like our agent is doing what they committed to doing for us in soliciting offers.  In fact, we feel as though they misrepresented how aggressive they really are.  We were told that if it was priced right that we would have 2-3 showings per week resulting in at least one offer per month...well, only half of that is happening.  It feels like our property is not a priority for our agent to sell, but we have to move out of state this summer and need it sold ASAP.  What options do we have in this market to re-negotiate our contract to either reduce the commission, or completely withdraw...it is a one year contract..which we are realizing we never should have agreed to but the agents told us it would not be a problem to sell by July.  So what recommendations do you have?  Please help..we are getting down to the wire.  Thank you

Hello Brandon,

Because you are under contract with another agent I am legally bound to not counsel you or represent you in any way.

The agent's broker is the one who can answer questions about your contract. You must negotiate with them. The contract you signed will determine your options. You can always hire a contract lawyer to help you out. I am sorry that is all the direction I can provide at this time.
