Question
Reza,

My mother's driveway encroaches on the neighbors property approx. 10'. she would like to purchase 10 20' of land from the neighbor to solve this situation which has existed for 50 years. Is this posible assuming the neighbor is in agreement and how would my mother determine a reaonable value for the property.

Hi dear BOB.

There are couple of issues here to determine before giving you an exact answer.

the first thing is how long has she been encroaching on this property, and has she been up keeping, and taking care of this property?

there is a law that if she has been taking care of this property for over a period of time, she owns it. As unfair as it may be to the other individual, but it's the law.

if you give me the property address, and give me square footage, i can tell you how much it should be around.

after purchasing, you have to update final survey, and record it in schedule A, and also do a subdivision, which is a process.
