Question
My spouse and I are planning to purchase our first home.  We came across a bank owned property at a reasonable price.  When we went to see the property with a realtor who is a friend of mine, we found there to be an angry tenant claiming that he had paid rent 2 yrs. in advance.  He then explained that the court was involved.  The bottom line is we gave the listing agent an offer and stated we would be willing to deal with the angry tenants ourselves.  Now we heard to evict them can take up to 6 months. I am inquiring as to A) Are there any short cuts (explain)and B) In your experience, what are the risks in doing business in this manner?  Thanks.

i am sorry but this is not a real estate question, and I rather not get involve.

It has to do with the local housing court. sometimes it takes 30 days and i have some of my tenants who haven't left my apartment for 1 year almost.

Reasonable price doesn't equal a good deal.
A great and under price equals a good deal.

specially when you add in a unreasonable tenant.
