Question QUESTION: Hi. I have a question. If an apartment has 4 bedrooms and a small kitchen, is it ever a good idea to change it to 3 bedrooms and a large kitchen? I've always heard that a person should never get rid of a bedroom, so I'm just wondering what that decrease the value. Thanks

I need to understand your question before answering it completely. I need to know if it's an investment property? or you live in it? is it in a property you own? or it's a condo/co-op?
usually more bedrooms, equals more income as of rental. Sale price is usually higher if the place has more attractive attributes than more bedrooms.

Condo and co/ops are usually purchased as a owner occupied properties. On rare occasions are condo's are bought for rental income, unless it's in great great locations.
either way for condos, people are looking for space. 2 bedroom 2 bath condo (which i am building in astoria and long island city) with 850 square foot, would sell more than 3 bedroom 1 bath in the same city with the same square foot.
