Real Estate: New York/No Certificate of Occ

Question
I am in the process of selling my fathers house that I inherited after his death.  Title search on the property came back indicating that it is one family house, however it has been a two family house when and since my patents purchased it in 1969.  Is listed on tax rolls as 2 family, they paid taxes for rental, and the NYC dept of buildings does not have an updated CO?  House is in Queens, how do i fix this?  thanks
