Question
Hi Reza,

Any information you can give would be greatly appreciated. My fiancee and I live on the upper east side in Manhattan in a 16 unit, 4 floor dweling on 90th st.  Our landlords have recently sent us a 'non-renewal of lease' statement ending our lease with them because they do not want us to stay (we just won some money from them in court due to a ceiling leak that last for 8 months).  Do they need grounds to not renew our lease or can they just do this because they feel like it?

Hi. thanks for the contact.

This is a legal issue, and you should deff ask in legal forum.

As much as i know, houses over 4 family are city registered houses, i don't thik they can just evict you! they might not be able to renew your lease, but you can stay there month to month basis as long as you want. I know many cases where the landlord paid the tenants to move out.

Please this is just my experience, have a lawyer look at the details of your case. If the house is rent controled, or rent stablized, then they deff can't evict you!
