Question We finally found a house that will be good for us.....it is a for sale by owner....we made an offer, it was accepted, we had the house engineered ( no report as of yet)
We are buying all cash....LI NY....we will have a title search done through our lawyer..my question....is title insurance really necessary? Seller owned the house for 2 years, and bought it from an origial owner....when we bought our first home 30 years ago we didnt have title insurance.
Please shed some light on a very touchy subject.

Answer Hi. I am happy you have found another property which suits you.
To be honest title insurance is not always needed. TITLE SEARCH is hallways needed though.
In financing deals, the bank requires you to get the insurance, because their money is involved.
So as much as it's a risk, but it's a low risk if you work with a title company where they are very very professional in their search.
It's really up to you and your lawyer.
