Question Hello, I wanted to know about homes in Johnston County. I'm looking to buy one, and am wondering around how much the mortgage is and cost of the homes itself are and if you could reccomend anyone to help with my move? I'm moving there from New York City. Also, my home now, is on short sale. I'mw aiting for it to be sold so that I can purchase the home I have my eye on. Will that affect the buying process?

Answer HI...I will answer this in parts:
Homes in Johnson County can range from the 100's upward. The first step is to speak to a lender to get a pre-qualification letter, indicating what you are qualified for. With that in hand, we could move forward.
I can certainly refer you to a reputable RealtorŪ who is an expert in the Johnson County market. I would simply need your name, and contact information, which you can e-mail to my private e-mail address. (tsaleeby@fmrealty.com) I could then forward to them to contact you.
Regarding the short sale and how it might affect your buying ability....I consulted a mortgage lender. If you have been current on your mortgage payments, and you can carry two mortgages until the short sale is complete, you would be fine to purchase your new home BEFORE your short sale is complete.
If you have not been current on your mortgage payments, you may not qualify for a new mortgage no matter what.
Once the short sale goes through, many lenders require a period of two years after the short sale is complete to purchase another home with a mortgage. That is why I stated if you can carry two mortgages and you have been current, the lender will not know your other home is a short sale until it closes.
I would HIGHLY recommend speaking to a lender to first establish your buying ability.
