Subject: selling my home

Question
I live in Detroit in a 3 bed room bungalow that is in really good shape. I want to sell my house to relocate (not for a job) just want to leave. With the economy being so bad here it is a buyers market not a sellers. I put my house on the market for 4 months, all my flyers got taken but no bites. I'm staying within the market value as far as the houses in this area, but there are houses here that are way below market value. I'm not in any situation of losing my house. What can I do to sell my house as soon as possible? What do you think about a short sell and are there any credit risk involved?

Answer
Ok, a short sell can only be done through a Realtor I believe.  Also, a short sell can only be used if your house loan is higher then the market.
Go here:

Foreclosure Options - avoid foreclosure

click on Short Sale ( foreclosure )

There are others link there that have short sell info in them also.

Also, if you do a short sale, you can not make any money, it all goes to the loan.

From reading your question, it sounds like you are trying to sell it yourself.
That is why it has not sold.  83% of all buyers go thru a Realtor.  So selling by yourself, you cut out 83% of the market right from the door.

If you are using a realtor, time for a new one.

The house has not sold for many reasons, like, the way it is market and price.

The housing market is not that bad.

Being winter does not help.  This is the slow season.

Good luck,
John
