QUESTION: My wife and I are currently living in a 1400 sq. ft. home sitting on 0.86 acres.  The house is approximately 32 years old, but we have made many improvements.  We have replaced all the doors (interior and exterior), painted, remodeled both bathrooms with tile flooring, and landscaped.  The house is a 3 Br/2 Ba with a dining room and large eat-in kitchen.  Realistically, given the current market, what range should we look to market the house at, and what is the expected time it might take to sell the house? I know you can't be exact without seeing the house, but I just wanted an idea of what to expect.

ANSWER: Good evening, Curtis,

I would love to help you with your question.  I need more information, however.  Most importantly, exactly where is the home located?  As you know, 'location, location, location' is of paramount importance in market value.  The local area determines the price range, average days on market, etc.  

The home sounds very nice, and the large lot is certainly desirable.   You are correct to be very concerned with pricing, as the market we are currently experiencing is very price sensitive.  A good home at a good value is still selling very well.

QUESTION: My home is located in Lexington School District One.  The address is 133 Gable Road, Lexington, SC 29072.  It is located in a quiet neighborhood near I-20, I-26, I-77 and Columbia.  Any help would be great.  Also, what can we do to increase value/sell quicker?

Good afternoon, Curtis,

Thank you for your reply.  Are you actually IN Baskin Hills, or just outside of it? I am familiar with Baskin Hills and it is a very nice area.  The square footage of your home is much smaller than the comparable sales in Baskin Hills, as I am sure you are aware.

As far as selling quickly, in addition to great condition, proper pricing is the key to how long the home sits on the market.  Pricing correctly from the start is crucial, as the best activity occurs during the first couple of weeks on the market.  Overpriced homes will not sell, and then often are caught in a downward spiral of price reductions, which can mean the house sells for less than it would have if properly priced to begin with.

Of course, nothing beats an in-home evaluation by a seasoned professional.  Some things that sellers worry about often are not the best place to put your money.  Without seeing the home in person, it is difficult to pinpoint those areas.
