Hi> We listed our home for sale by owner, a realtor brought over a buyer and they made an offer, we countered, they accepted. Due to circumstances, we no longer wish to sell our house. Can we back out of this? If so, what are the rules/penalties? Thanks.

Answer
Most likely, you will be in breach of contract.  They might do nothing or they may sue you for damages related to breach of contract.  I would recommend you call them and explain the situation.

Have they asked for repairs, you could maybe get out of this by not agreeing to any repairs.  This would be a good time to have an agent on your behalf.
