My parents are moving into assisted living and what to transfer title of their house to me.  My sister is receiving other property instead so I will not have to divide the house value with her.  My parents do not have a trust.  Can we complete this transaction through a title company?  What paperwork would the title company need?  Do you know how much this might cost?

The subject of your question references Oklahoma.  I can not speak to Oklahoma real estate.  I can tell you how this might work in Texas.

Yes, you can go to a title company.  If there is no mortgage on the property the process would be simple.  The title company can assist you in putting together the deed to transfer ownership.  They can also file the deed for you.  Contact a title company in your area and see how they can help you and what their charges will be.
