Question
I sold a house in Texas in 2000. I gave the buyer a second mortgage, secured by a lien, which was registered in the Court. Despite the three legal notices served on the buyer for being in default, he never made a single payment. In a recent check of the tax records online, it appears that the property has changed ownership twice. How can recover my unpaid balance without paying costly legal fees up front?

If I am understanding your question, the house was sold multiple times even though you had a subordinate lien.  Was the house foreclosed on by the primary lien holder each of these times, or the did your buyer sell it and pocket the proceeds?

The answer to these questions will allow me to provide you a better answer.
