Subject: Selling Land in Texas

Question
We own some vacant land that we are selling to a cash buyer.  We would like to close the sale as quickly and inexpensively as possible.  What are our options?  Must we use a title company, or are there other professionals who can affect the sale and deed transfer?

There are a few options, depending on what your needs are.

You do not have to use a title company.  Many title companies will facilitate the deed transfer for a small fee.  If the buyer wants a title insurance policy, you can negotiate who pays for that.

Another option might be an attorney, but I would check the fees compared to the title company.

You could also file the deed yourself, but there are other considerations such as whether or not a release of lien needs to be filed.

Your safest course of action would be to use the title company or attorney.  If you need assistance actually working out the specifics of the sales contract, the attorney or a real estate agent can assist you.
