Question Hello - I want to put my house into my father's name. The house is a small, inexpensive house in Houston and has been paid in full for several years. A title search was done when I purchased it and again when I refinanced it (all clear). Can I file a warranty deed at the courthouse to do this? Thanks, Susan

You can go file the documentation at the courthouse.
I always suggest that when title is transferred the person receiving the property get a title insurance policy. Of course, you don't have to, but in case the first title company made a mistake that is not found until after title has transferred to your father, he would have no protection.
i have been involved in more than one transaction where the previous title company did not do their job properly and the buyer suffered for it.
