Question I am divorced 8yr and got the house by decree and would like to sell do I need a warrenty or a quick claim deed to get her off?? Thanks for your time

My suggestion is to use a warranty deed. If a future buyer is going to purchase a title insurance policy (which they should and often do) the title company will not recognize a quitclaim deed.
