My name is Sup and I am leasing a commercial space in the shopping center to build restaurant.
I just found out that landlord would only provide demising studs between my space and another tenant next door. Tenant next door is not a restaurant tenant bu the way.
My question is, according to building code, do I need insulation for this demising wall or I could just put up the drywall?
Answer Most likely, you'll want insulation, whether you need it or not. As for code issues -- it may or may not be required: codes can differ from city to city. I think you'll find that insulation is quite cheap, so it shouldn't impact costs that much. Another thing to consider is running the demising wall all the way to the roof deck (rather than stopping at a lower ceiling, which is commonly done in multi-tenant retail situations). This will help ensure security to your space.
