Question
Hello,
I have looking to lease a retail space approx 1200 sq ft (in line store)..in an enclosed shopping mall in NJ. My business plan is ready. I have worked hard on it ( more than a year now). Am very confident about my products ...But I have no experience. What is the best way to approach the mall leasing agent ....to lease a retail space....even though I am new to retailing. Your reply will be greatly appreciated and helpful.

Answer
First, I would strongly recommend hiring a commercial real estate broker to represent you. Normally, their commission is paid by the landlord anyway, so it shouldn't cost you anything. They can then negotiate directly with the listing broker on your behalf. If you get to the point of submitting an application, simply present your business plan at that time. So long as your plan is sound, you are adequately funded, and your credit history is good, you shouldn't have any problems.
