Roofing - i am purchasing commerical building with bur roof

Question i am purchasing commercial building with a built up rubber membrane roof which inspector said is in good condition but,in places say 20 spots.looks like nail head are pushing up none are through the membrane yet?
is there a easy fix for this? can it be done? by my self?
the roof is (raw???)no silver coat or coatings. i would like to fix then silver coat the whole thing,what do you suggest for cleaning the roof pryer to coating chemical wise?

Answer Bob,
I am probably unable to answer your question in the manner you desire as I do not know what type of built up roof you have, how old it is, or what the remaining system components exist under it. I do not speculate, however; if you have nails showing through in isolated locations, then you have cause for concern, not alarm. Spot repairs or monitoring are recommended. If they are concentrated at a corner or perimeter, then it is possible that there is some hidden wind damage. The nails could either be from the roofing or the underlying structure.
You should hire a roofer to make the repairs and you should not attempt them yourself. Hire a Roof Consultant or pay a roofing contractor to look at your roof. An inspector for the loan generally will not have sufficient commercial roofing experience to advise you.
A coating for a black smooth surface BUR is always advisable to reduce heat gain and provide protection from UV degradation - generally the ultimate death of most BUR roofs.
